Elk Grove is a wonderful community just South of Sacramento. It is a diverse area with distinctive neighborhoods ranging from older neighborhoods to newer neighborhoods, including areas with new construction. There is a quaint downtown area, great restaurants and there are also plenty of parks and walking paths to enjoy. Its proximity to two major highways makes it a desirable area for those who want to visit the Wine Country, San Francisco, Lake Tahoe, lakes, rivers and so much more.We have enjoyed making Elk Grove our home since 1999.

It has been a very good year for Elk Grove homeowners with prices rising about 17%. There has been a scarcity of homes available in our area and with low interest rates, there have been plenty of demand from buyers. We are also being influenced by those moving here from the Bay Area, but by how much?

Laguna West, Lakeside and Stonelake
Laguna West, Lakeside and Stonelake showed similar price growth in the overall Elk Grove market and there continues to be a severe lack of inventory in the area. My search of the area yesterday (3/92021) and today show no houses listed for sale. This is new to me. It is a large, desirable area that normally has multiple homes listed for sale. It makes it very tough for buyers who are looking in the area. For sellers though, it does not get much better than this. When homes are available, multiple offers and offers above the listed price are common. It is also common to see buyers removing contingencies.
It is Crazy Out There!

Sacramento Market Update, Ryan Lundquist
"What happened during the last housing correction is not the new template for every future market change, so we cannot look to the previous crash and derive some sort of bubble formula."
Housing Notes, Jonathon Miller (NY, CA, FL, CO)
"The plunge in mortgage rates have stimulated sales demand nationwide to the extent that listing inventory has collapsed. This is the current plight of suburban housing markets."
Market Trends for Parker, CO, Joan Cox
"The stats tell the story - the demand is much greater than the current supply! We saw many homes selling for thousands over list price this past month."
